Average SOLD prices are based on statistics taken from Toronto Real Estate Board MLS® as of March 2016 for the Town of Erin. The first quarter of 2016, sales and prices of detached homes with less than 10 acres are up over the same quarter in 2015. Property values depend on factors besides housing type and number  of bedrooms. Other key factors affecting value are square footage, updates, exact lot size, outbuilding and specific location within the Town of Erin.  

So why are “city folks” yearning to invest in country real estate in the Town of Erin? “They're looking for a simpler way of life,” says Dilbey. The popularity of that lifestyle has boosted prices for Country homes with ten acres or less start at $461,750*, while larger rural properties closer to the city or major commuter routes can now fetch more than $766,492*. Dilbey, herself an acreage owner and “farm girl”, has been seeing the market and demand for rural properties escalate in the last 4 years. Now more than ever, she says, Town of Erin is very attractive to buyers from Brampton, Halton Hills, Milton, Mississauga and Toronto.

Now more than ever, she says, buyers and sellers have to do their homework. Every buyer or seller seems to know someone in real estate. But finding a good “local” REALTOR is critical for both rural buyers and sellers in the sale or purchase of one of their largest assets. Just like the diversity in rural homes, no two realtors are created equal.  Dilbey advice to Sellers is to seek a “local realtor” who has knowledge of the real estate market and country properties with the strong ability to promote your property to qualified out of town buyers.  For Buyers, Dilbey advises asking for a “local realtor” who knows the “Country”, understands the importance of financing, wells, septic systems, local by-laws and Conservation Authorities may have on your rural property search. Dilbey, warns that if you choose to use a realtor from the city, ensure they know what's going on in the area to protect yourself in the sale or purchase of one of your largest assets. Dilbey has heard too many horror stories from other others using “out of Town” realtors who were hired by their prospective sellers or buyers.
